According to an application submitted to the City of Bellevue, CollinsWoerman, a Seattle-based architectural firm, and Cosmos Development, a real estate developer, recently filed a redevelopment plan for the site on the northeast corner of Main Street and Bellevue Way Northeast. Currently residing at this location are OrangeTheory Fitness, Starbucks, and FedEx.

The project, “44 Bellevue”, will feature two-18 story office towers with a combination of above and below parking. There will be approximately 800,000 gross feet of office space, combined with ground floor uses inclusive of retail and public amenity areas. There will also be some service space facing 105th Avenue Northeast.

The garage entry points will be off Bellevue Way Northeast and 105th Avenue to service the approximately 1,300 parking stalls for the office and retail tenants.

This project is planned to be a single-phase Master Development Plan.
