Buyer Process
What are the Top 5 questions to ask when you’re interviewing a Buyers agent?
1. How many years of experience do you have?
Tip: New agents have a lot of enthusiasm, but in today’s fast-paced market, you want enthusiasm and experience. I have both.
2. How will you market my home?
Tip: Work with an agent who does a stellar job marketing homes online. Your property must have good photos, a virtual tour, and a compelling description. We advertise on over 500 websites, execute paid social media campaigns, as well as provide print marketing materials for every listing.
3. Have you experienced a multiple-offer situation with one of your listings?
Tip: Were they strategic? Ask them to cite a specific example of how they negotiated a high sales price for a former seller.
4. What is your communication style? Text, emails, phone call, etc.
Tip: When you’re selling your home, it’s normal to feel a little stressed. My job is to reduce that stress as much as possible. Make sure your agent will communicate with you in a timely manner, in the mode you prefer.
5. How do you consider yourself different from other agents?
Tip: My expertise will meet your expectations. From staging and vendor coordination to marketing and negotiation – I will work tirelessly for your best interests.
I am thinking of selling my home. What is the process after I hire Anastasia?
-
First, we will have an introductory conversation with you to see if my services are a fit with your needs. I will also explain my vendor coordination, pricing strategy, and marketing campaign in greater detail.
-
My next step will be to begin a CMA (comparative market analysis) of your home. To perform the CMA, I will need to conduct a thorough walk-through of your home, noting its unique features.
-
After the walk-through, I will answer any of your remaining questions.
-
Back at my office I will search the local listing service (NWMLS) for comparable homes that are similar to yours including currently listed properties, as well as homes that have recently sold.
-
I will research tax records, pull trend reports and all other pertinent data to complete your CMA.
-
The final step is for me to present my analysis of findings and offer a price recommendation for your home, as well as provide a complete list of all the items I feel need to be addressed to make your home market-ready.
